Flat roof survey in Chiswick

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about water getting in at rooflights and upstands pulling away from walls, we can find out what’s behind it, on EPDM rubber, single-ply membranes and GRP fibreglass alike.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Chiswick, the roof above may belong to the building rather than one flat.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Flat and commercial roofs around Chiswick

Chiswick has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For businesses in and around places like Livat Hammersmith, the flat roofs over shops and commercial units are worth checking before a leak, not after. For site and facilities teams at buildings such as The William Hogarth Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

Questions from Chiswick

Does a conservation area affect roof work in Chiswick?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Chiswick?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is a flat roof survey the same as a building survey?

No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How long is the visit?

It normally takes an hour or two for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Why get it checked now?

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Landlord and commercial surveys in Chiswick

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes between one and two hours at most homes, though large, tall or awkward roofs take more time. For a visit in Chiswick, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Let us know where we can park nearby
  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft

Advice

Common roof problems in Chiswick

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Signs worth acting on include:

  • Splits, cracks and crazing
  • A sagging deck under the covering
  • Upstands pulling away from walls
  • Edge trims that have lifted or split

If you live in an older home near St. Nicholas Church, the joins between later flat roofs and the old walls are where problems typically start.
