Flat roof survey in Old Chiswick
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed a sagging deck under the covering and water getting in at rooflights, we can find out what’s behind it, whatever the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Old Chiswick, the flat roof is often a shared part of the building.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Check the outlets after the leaves fall
- Note any new marks on ceilings beneath the roof
- Check from a window for ponding after heavy rain
- Book a survey every few years
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
What we are asked to look at in Old Chiswick
Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
Most people get in touch when they’ve noticed something like this:
- Outlets that hold water back
- Splits, cracks and crazing
- Dips that suggest the deck is deflecting
- Failed upstands where the roof meets a wall
Take an older house close to St. Nicholas Church: flat-roofed rear additions and dormers added over the years are worth checking.
Before booking any roof surveyor
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Are they insured for the work?
- Whether the roof space is looked at, where there is one
How the survey changes by roof type
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
What a survey costs
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- The height of the building and how the roof can safely be seen
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
Before you get in touch, it helps to have:
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, like buying, a leak or storm damage
- Your postcode, so we can check access and travel
- Dates you are working to, such as exchange
Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll point you to the right survey. The price is agreed up front.
The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours at a typical home, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Old Chiswick runs like any other.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Keep pets in another room
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Flat roof surveys in Old Chiswick: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Hogarth's House about 0.4 miles west, Old Chiswick sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
A roof leak in a hotel or guest house around Old Chiswick means lost rooms as well as repairs, so it pays to find faults before guests do. For site and facilities teams at buildings like The William Hogarth Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

FAQs for Old Chiswick
Will parking be an issue for a roof survey in Old Chiswick?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Do you cover commercial flat roofs around Old Chiswick?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
