Thermal roof surveys in Old Chiswick

Thermal roof survey in Old Chiswick: what you get

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. Common reasons to book are stains that keep coming back and patches of heat loss across the roof, across insulated roof spaces, pitched roof slopes and commercial roofs.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

These details help when you contact us:

  • What made you get in touch
  • Dates you are working to, like exchange
  • How the loft is reached, if there is one
  • What kind of property and roof it is

Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What a thermal roof survey looks like in Old Chiswick

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. There are several hotels within about a mile and a half of Old Chiswick. If you look after one, a large roof can be surveyed without guests having anyone working above them.

For site and facilities teams at buildings such as The William Hogarth Primary School, big roofs are where aerial photos and thermal images show the most at once. Controlled parking zones are common in London, so mention any permit rules for Old Chiswick, along with any off-street space.

Leave it or get it looked at?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Roof by roof

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

Parapets, valleys and junctions

Water frequently gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Old Chiswick: your questions answered

Is drone flying allowed in Old Chiswick?

Typically it comes down to two things: the airspace at the address and the weather. Old Chiswick is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.

Can parking be tricky for a visit in Old Chiswick?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

How long will you be at the property?

Most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing when you book.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • Clear results when the conditions on the day are poor
  • The condition of timbers we cannot see
  • Structural calculations, which need a structural engineer

  • Insulated roof spaces
  • Ceilings below the roof

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Old Chiswick, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand

Getting a price

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Advice

What we are asked to look at in Old Chiswick

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Typical things we are asked to look at include:

  • Possible trapped moisture under a flat roof covering
  • Ceilings that feel colder in places
  • Stains that keep coming back
  • Thin or uneven insulation in the roof

Hotels and guest houses near Old Chiswick cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition.
