What a flat roof survey looks like in Brackenbury Village

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are several hotels within about a mile and a half of Brackenbury Village. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

With Kelmscott House about 0.6 miles south, the area around Brackenbury Village has a long history. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. Take an older house close to Church of the Holy Innocents: the joins between later flat roofs and the old walls are where problems normally start. If you own a rental within reach of Shepherds Bush station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Flat roof surveys for homes and businesses in Brackenbury Village

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey upstands and outlets, single-ply membranes and mastic asphalt, and people most often book us about splits, cracks and crazing and standing water left after rain.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Brackenbury Village shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Different roofs, different checks

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.

How we price flat roof surveys

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof

When you’re ready to go ahead, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes about one to two hours for most houses, and more on a big or complicated roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Brackenbury Village runs like any other.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we’re coming

Advice

Questions from Brackenbury Village

Will parking be an issue for a roof survey in Brackenbury Village?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Can you look at the flat roof of a hotel or office near Brackenbury Village?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

What will the report tell me?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How do I book a survey in Brackenbury Village?

Simply call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you work in Brackenbury Village?

Yes. We survey roofs across London and South East England, Brackenbury Village included.

What a flat roof survey doesn’t cover

In fairness, a roof survey has limits:

  • A promise that the roof will not leak in future
  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
