About our landlord roof survey in Old Chiswick

We survey let and shared roofs in Old Chiswick and across London and the South East. A visit normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. A written report with photos follows. We survey gutters and downpipes, rented houses and shared roofs, and people most often book us about cracked or lifting flashings and damaged pots and flaunching.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Old Chiswick, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Surveys in Old Chiswick can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we are looking at
  • Tell us about parking before the day

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Advice

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Who pays under the lease (that is a legal question)
  • The structure in the way a structural engineer would assess it

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Useful tips for Old Chiswick property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Put urgent roof work at the top of the list
  • File each roof report for future reference
  • Survey the roof on a regular cycle
  • Book gutter clearing at least once a year

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Different roofs, different checks

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there’s safe access looking for water marks and gaps.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Leave it or get it looked at?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. In Old Chiswick, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What you get with us

  • Drone and thermal imaging surveys available
  • A written report with photographs
  • An independent look at the roof

Old Chiswick homes and their roofs

With Hogarth's House about 0.4 miles west, Old Chiswick sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Old Chiswick is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Chiswick station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to St. Nicholas Church: old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Livat Hammersmith may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Your questions about landlord roof surveys in Old Chiswick

Is my home in Old Chiswick listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I let a flat near Chiswick station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
