Landlord roof survey in Barnes: what you get
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. Typical surveys look at mortar falling from ridges and verges and gaps where tiles or slates have slipped, across converted houses, blocks of flats and shared roofs.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Roofs, chimneys and gutters in Barnes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.9 miles north-west lies Chiswick House, a reminder of how long the area around Barnes has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near Putney Exchange, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church like Barnes Methodist Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park such as Barn Elms, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What a survey costs
Prices always include VAT. The things that change the price are:
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- The shape of the roof and its details
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.
Helping us price your survey
There is no need for technical words. It’s enough to let us know:
- The reason for the survey, such as buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
- Pictures from the garden or a window, if you have them
You can call us seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Barnes questions
How do I find out if my home in Barnes is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Barnes Bridge station?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
What’s the best way to book?
Simply call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
What does a roof survey cost?
Landlord roof survey starts from £150, including VAT. We confirm the exact price before you book. To get a price, call 07833 053749 or drop us an email.
How the survey works
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Barnes we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Clear the way to the loft hatch
- Make sure pets are kept safely away
- Have keys ready for side gates, garages or roof access doors
Booking a survey
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

What this survey cannot tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The structure in the way a structural engineer would assess it
- Areas behind locked flats or blocked hatches
If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.
What we look at
- Converted houses
- Gutters and downpipes
- Blocks of flats
- Flat roofs on blocks
- Rented houses
- Shared roofs
How the survey changes by roof type
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Shared chimney stacks
A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.
