Landlord roof survey in Fulham: what you get
The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. If you’re worried about loose ridge or hip tiles and failed flashings at walls and chimneys, a survey will tell you what’s going on, on converted houses, rented houses and shared roofs alike.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Fulham are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Fulham questions
I let a flat near West Brompton station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will parking be an issue for a roof survey in Fulham?
It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.
Do you climb onto every roof?
Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we will explain what’s needed.
How do I book a survey in Fulham?
It’s easiest to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- A full structural assessment of the building
- Areas behind locked flats or blocked hatches
- Confirming asbestos in older roof materials
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Flat roofs on blocks and rear additions
Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.
Roof spaces and lofts
Access to the loft may be through a flat or a common area, so it needs arranging.
Why get it checked now?
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Any roof job in Fulham means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.
Why us?

What we do, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Surveys in Fulham can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Before we arrive
- Make sure we can get to the back of the property
- Make sure the loft hatch can be reached
- Tell us about parking before the day

Fulham homes and their roofs
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Fulham Palace, about 0.7 miles south-west, show how far back building in the area around Fulham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as St. Peter's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near West Brompton station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces such as Parsons Green (park) can get more leaves in their gutters in autumn.
