When to book a survey in Fulham

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

People usually book a survey when they’ve noticed something like this:

  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Raised blisters across the surface
  • Cracked or split membrane

Hotels and guest houses near Fulham can’t easily close rooms for a leak.

Questions to ask before you book

  • Whether the price includes VAT
  • Which limits apply to the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Flat roof surveys for homes and businesses in Fulham

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed standing water left after rain and signs of deflection in the roof deck, we can find out what’s behind it.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Fulham, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London area like Fulham, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed

Questions from Fulham

Is my home in Fulham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will parking be an issue for a roof survey in Fulham?

It depends on the street. If Fulham has controlled parking where you are, a visitor permit is the easiest answer.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or send us an email.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

What does ponding on a flat roof mean?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How long does the survey take?

It normally takes about one to two hours at a typical home, and about three to four hours for a commercial roof. You will then get the report by email, on the timescale of your package.

Local flat roofs in Fulham

About 0.7 miles south-west lies Fulham Palace, a reminder of how long the area around Fulham has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Fulham is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as St. Peter's Church, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as St Johns Walham Green Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Getting in touch

If you can, have these to hand when you contact us:

  • Where the property is, with the postcode
  • The kind of building and roof involved

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches
  • Never stand on rooflights or fragile sheeting
  • Book a survey every few years

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.
