Pre-purchase roof surveys in Fulham

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Pre-purchase roof survey in Fulham: what you get

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey clay and concrete tiles, the roof space and chimney stacks, and people most frequently book us about blistered or split felt on a flat roof and a ridge or slope that dips.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Fulham, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What affects the cost of pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What we need to know

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • The type of building and roof, like pitched or flat

Once you know what you need, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Buying a home or a new roof in Fulham

About 0.7 miles south-west lies Fulham Palace, a reminder of how long the area around Fulham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to St. Peter's Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to West Brompton station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Parking in Fulham, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book.

What happens on the day

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, most surveys take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Fulham runs like any other.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • If you are buying, let the agent know when we are coming
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the freeholder or managing agent

What a pre-purchase roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • The condition of the rest of the house (that’s a RICS home survey)
  • A valuation or a promise of a lower price
  • A structural engineer’s report

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. What our survey covers.

What we check

  • Natural slate
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Questions from Fulham

Are there drone restrictions around Fulham?

Typically it comes down to two things: the airspace at the address and the weather. Fulham is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Fulham?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Arrange the survey as soon as your offer is agreed
  • Find out whether the roof has been replaced or patched
  • Let us know your timetable
  • Watch for stains or fresh paint on ceilings below the roof

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
