Pre-purchase roof survey in Brook Green
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. The findings come in a written report with photos. We survey gutters and downpipes, the roof space and clay and concrete tiles, and common reasons people get in touch are slates or tiles that have slipped or gone and chimney mortar that has eroded.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Brook Green, or for new roofing work there, those junctions deserve a close look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In Brook Green, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.

Advice
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- For a flat, check who is responsible for the roof
- Let us know your timetable
- Pass the findings to your conveyancer
- Ask for loft access on the day
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Brook Green homes and their roofs
The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Brook Green. If your survey includes the drone, we check the exact boundary for the address before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you let a flat or house near Kensington Olympia station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If yours is one of the older homes in the streets near The Parish Church of Saint Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Controlled parking zones are common in London, so mention any permit rules for Brook Green.

Surveys for landlords and agents in Brook Green
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Different roofs, different checks
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Brook Green: your questions answered
Will parking be an issue for a roof survey in Brook Green?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
How do I find out if my home in Brook Green is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you go up on the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
How do I arrange a pre-purchase roof survey in Brook Green?
The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof. Surveys run on weekdays, Saturdays and Sundays.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
What happens if roof problems are left?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.
