Pre-purchase roof survey in North End, Greater London
Not sure what state the roof is in? We carry out pre-purchase roof surveys in North End and across Greater London.
- Signs of past leaks inside the loft
- Flashings that have lifted or split
- Bitumen or mortar used in place of proper repairs
Do you need a pre-purchase roof survey in North End?
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Things that often lead to a survey include:
- Quick fixes on flashings and valleys
- Cracked flaunching or crumbling chimney pointing
- Damp timbers or stains in the loft
- Ponding, blisters or splits on a flat roof
Landlords with a home close to Kensington Olympia station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
Choosing a roof surveyor
- What they will not be able to tell you
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What exactly goes into their report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Pre-purchase roof survey in North End
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. We survey gutters and downpipes, clay and concrete tiles and the roof space, and the problems we’re asked to look at most are damp timbers or stains in the loft and worn or lifted lead flashings.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in North End, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a London area like North End, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Clear the way to the loft hatch
- Note where any stains or damp appear
- Unlock side gates and any roof access doors

Advice
FAQs for North End
How do I find out if my home in North End is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in North End?
Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you work in North End?
Yes, we do. North End is part of the area we cover, and the service is the same as everywhere else we work.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.
What’s the best way to book?
To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Roof by roof
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

DIY checks: what’s safe
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Prices for pre-purchase roof surveys in North End
Several things affect the price of a survey:
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
- Any need for thermal images or a drone flight
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Pre-purchase roof surveys around North End
North End is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, permission from the heliport is needed first, and the flight only goes ahead if it is given. Garden Lodge, about 0.4 miles north-east, is one of the historic houses in the wider area around North End. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to St. Andrew's Fulham Fields: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For a London address like North End, it helps to know about controlled parking before the day.
