About our pre-purchase roof survey in Putney

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you’re buying. All three include a written report with photos and recommendations. Typical surveys look at chimney mortar that has eroded and roof slopes that look uneven or sagging, across the roof space, lead flashings and valleys and gutters and downpipes.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Putney or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Putney

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Why book with us

  • An independent look at the roof
  • Weekday and weekend surveys
  • Thermal imaging and drones used where they help
  • Every finding written up with photos

Read what a roof survey costs or our case studies.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a house, and longer for a large or complex roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Putney moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about parking near the property

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

FAQs for Putney

Are there drone restrictions around Putney?

Usually it comes down to two things: the airspace at the address and the weather. Putney is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or a downpour, and the rest of the survey doesn’t depend on the drone.

How do I find out if my home in Putney is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you go up on the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.

How do I arrange a pre-purchase roof survey in Putney?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

Allow about 1–2 hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Book once your offer is accepted
  • Pass the findings to your conveyancer
  • For a flat, check who is responsible for the roof
  • Let us know your timetable

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Pre-purchase roof surveys around Putney

The flight restriction zone around London Heliport in Battersea covers Putney, or comes right up to its edge. If the drone is used for your survey, we ask the heliport for permission first, and only fly if it’s given. Fulham Palace, about 0.6 miles north-east, is one of the historic houses in the wider area around Putney. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Controlled parking zones are common in London, so mention any permit rules for Putney. Landlords with a home close to Putney station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as Polish Church of St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Putney is about 1 mile south-west of Fulham, in Greater London. We survey roofs in Putney and the surrounding area across London and South East England. We cover towns and villages across Greater London, from the larger towns to small villages. London is in our area too.

Typical jobs here are in homes near Putney School of Art and Design, Bishops Park and The Railway pub and the streets around them. Putney has its own railway station: Putney station. A little further out are Putney Exchange (under half a mile east) and Antique Breadboard Museum (less than half a mile north-east). For a walk, there is Henman Hill and Battersea Park Lake.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings, boards or coverings
  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

What we check

  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Lead flashings and valleys
