Pre-purchase roof surveys for Roehampton homes and businesses

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • For a flat, check who is responsible for the roof
  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer
  • Mention any deadline when you get in touch

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Pre-purchase roof survey in Roehampton: what you get

Buyers in Roehampton and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, phone 07833 053749 or send us an email. If you’re worried about worn or lifted lead flashings and bitumen or mortar used in place of proper repairs, we can find out what’s behind it, whatever the roof.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Roehampton, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. In a London area like Roehampton, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Jot down any questions you want answered
  • Tell us about any leaks, stains or damp patches you know of

Advice

Roof by roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.

FAQs for Roehampton

Are there drone restrictions around Roehampton?

It depends on the exact address and the weather on the day. Roehampton is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Will parking be an issue for a roof survey in Roehampton?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.

Landlord and commercial surveys in Roehampton

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Buying a home or a new roof in Roehampton

The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Roehampton. Where the drone is part of the survey, the exact boundary is checked for the address first. With Fulham Palace about 1.3 miles north-east, Roehampton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Margaret's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Parking in Roehampton, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised. For landlords with property near Barnes station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Roehampton is about 2 miles south-west of Fulham, in Greater London. Surveys in Roehampton work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Greater London, we cover Roehampton. For surveys nearby, see our London page.

Surveys in SW15 and SW13 are booked the same way as anywhere else. We offer pre-purchase roof surveys to properties on Rodway Road, Cortis Road and Torwood Road and the roads around them. If you’re just outside Roehampton, we cover Putney (1 mile north-east), Barnes (1 mile north), Mortlake (1 mile north-west), East Sheen (1 mile north-west) and Putney Vale (2 miles south-west). Within a short drive, we also cover London (7 miles north-east), City of Westminster (5 miles north-east), Marylebone (6 miles north-east), Kensington (3 miles north-east), St Pancras (7 miles north-east) and Shoreditch (8 miles north-east).

Near you in Roehampton

We work in homes and buildings around King's Head pub, The Falcons School for Girls and ARK Putney Academy and the streets around them. For rail, the closest station is Barnes station, about 0.8 miles north. Well-known places in the area include Queen Mary's Hospital (less than half a mile west) and Putney Exchange (1 mile north-east). For a walk, there is Kew Gardens Lake and Duke's Hollow.

What we cannot see

In fairness, a roof survey has limits:

  • Whether timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
