Putney Thermal Roof Survey
Find out the condition of the roof at your property in Putney from an independent roof surveyor. We visit on weekdays and at weekends.
- Cold spots on ceilings under the roof
- Stains that keep coming back
- Heat escaping through the roof
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
How a thermal roof survey works in Putney
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey flat roofs, commercial roofs and loft conversions, and people most often book us about cold areas below the roof and damp patches with no obvious cause.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Putney moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.

Advice
Different roofs, different checks
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.
Flying and imaging in Putney
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Fulham Palace, about 0.6 miles north-east, is one of the historic houses in the wider area around Putney. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you look after a shop, office or commercial unit, for instance near Putney Exchange, big, flat commercial roofs are where photos from the air and thermal images help most. As a London address, Putney can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you live in an older home near Polish Church of St John the Evangelist, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Insulation values or heat loss calculations
- Proving moisture from the images alone
- Hidden layers that need to be opened up to check

What happens if roof problems are left?
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before booking.

Your questions about thermal roof surveys in Putney
Does a conservation area affect roof work in Putney?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Putney?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What insurance do you have?
Our cover is professional indemnity plus public liability.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Is Putney in your area?
Yes. We survey roofs in Putney and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or send us an email.
