How a thermal roof survey works in Fulham

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. Common reasons to book are cold spots on ceilings under the roof and stains that keep coming back, across loft conversions, flat roofs and ceilings below the roof.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Fulham as anywhere. Mention access, height and anything unusual about the building when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • How big the roof is

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What to tell us when you contact us

A little information up front helps. It helps to include:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat

Every survey is priced before it is booked, so you know where you stand. Thermal roof survey starts from £400, including VAT. To book, call 07833 053749 or email us.

How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. We confirm any patterns with moisture readings.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

What a thermal roof survey looks like in Fulham

Fulham is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, we ask the heliport for permission first, and only fly if it’s given. Historic houses such as Fulham Palace, about 0.7 miles south-west, show how far back building in the area around Fulham goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places like Putney Exchange, large commercial roofs are often easiest to see from the air or with a thermal camera. For an older house near a landmark such as St. Peter's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For a London address like Fulham, it helps to know about controlled parking before the day, along with any off-street space.

Tips that help

Small things make a difference. Our tips:

  • Note where damp appears and after what weather
  • Keep dated photos of any marks on ceilings
  • Leave the roof to people with safe access
  • Use the report as a baseline for later checks

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey typically takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Fulham, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • If you’re buying, check with the agent that we can get in
  • Note where any stains or damp appear

FAQs for Fulham

Can you fly a drone over a roof in Fulham?

It depends on the exact address and the weather on the day. Fulham is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or a downpour, and the rest of the survey doesn’t depend on the drone.

Can parking be tricky for a visit in Fulham?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How long will you be at the property?

It usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You will then get the report by email.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or use the contact form.
