Roof Leak Investigation in Fulham
Find out what’s going on with the leaking roof before you decide what to do next. We carry out roof leak investigations in Fulham, with photos and a clear written report.
- A leak that comes and goes with the weather
- Leaks below a flat extension roof
- Condensation that looks like a leak
Leave it or get it looked at?
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

About our roof leak investigation in Fulham
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. Typical surveys look at water through the ceiling under a flat roof and ceiling stains that grow after rain, across flat roof details, slate and tile slopes and chimney stacks.
London’s Victorian and Edwardian roofs have frequently been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. That is as true in Fulham as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Practical tips
Nothing here needs a ladder. A few suggestions:
- Write down the wind direction and rain when it leaks
- Clear the loft hatch so we can get in
- Tell us if there are tanks or pipes in the loft
- Don’t touch fittings that water is reaching
If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that isn’t there.
After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
- Roof area
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
Booking your survey
Getting the details right at the start saves time. It’s useful to include:
- What’s prompted the survey
- Where water is showing inside, if it is
- Any photos you have, taken from the ground or a window
- What kind of property and roof it is
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
How it works
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours, more where the leak is intermittent or the roof is large. Surveys in Fulham can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.

Common questions in Fulham
Do you carry out roof surveys in Fulham?
Yes. We survey roofs across London and the South East, and Fulham is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
How do I find out if my home in Fulham is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Can you find a leak when it isn’t raining?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you take photos of the roof?
Yes. Photos are part of every report.
How much does a roof leak investigation cost in Fulham?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Fulham roofs and the weather
Fulham Palace, about 0.7 miles south-west, is one of the historic houses in the wider area around Fulham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these roof types has its own typical places for water to get in.
If you look after a shop, office or commercial unit, for example near Putney Exchange, finding where water is getting in quickly keeps disruption down. Take a building like St Johns Walham Green Church of England Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Homes near green spaces such as Parsons Green (park) can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint.
