What affects the cost of roof surveys

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Whether it is a home or a commercial building

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Booking your survey

When you call or email, these details help:

  • What made you get in touch
  • The kind of building and roof involved
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

About our roof survey in Fulham

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, natural slate and lead flashings, and the problems we are asked to look at most are ridge tiles that have lifted or moved and condensation or damp timbers in the loft.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Fulham with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Why act early in Fulham

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In Fulham, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What you get with us

  • Packages from £150, inc. VAT
  • Photos and a written report every time
  • Surveys seven days a week
  • 20+ years’ experience

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a London area like Fulham, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

Advice

Common questions in Fulham

Is drone flying allowed in Fulham?

It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea covers Fulham, or comes right up to its edge. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or a downpour.

Is parking a problem for a survey in Fulham?

It depends on the street. If Fulham has controlled parking where you are, a visitor permit is the easiest answer.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Tell us the address and a little about the roof. We survey on weekdays and at weekends.

Do you cover Fulham?

Yes. We survey roofs in Fulham and the rest of Greater London. For a price, ring 07833 053749 or email us.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Local roofs in Fulham

The wider area around Fulham has a long history of building, with Fulham Palace about 0.7 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Fulham is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, permission from the heliport is needed first, and the flight only goes ahead if it’s given.

For site and facilities teams at buildings such as St Johns Walham Green Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Putney Exchange, a roof report helps plan work around trading rather than after a leak. If your house is among the older ones in the streets near St. Peter's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms
  • Stay off ladders and the roof
  • Ask about a flat roof on an extension or garage too

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
