North End homes and their roofs

North End is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, we ask the heliport for permission first, and only fly if it’s given. Garden Lodge, about 0.4 miles north-east, is one of the historic houses in the wider area around North End. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like The Fulham Boys School: a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Kensington Olympia station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Gwendwr Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

North End is about 1 mile south of Kensington, in Greater London. North End gets the same service as everywhere else we work: a careful inspection, photos and a written report. North End is one of the places in Greater London we cover for roof surveys.

Postcode districts we cover here for roof surveys: W14, SW6 and SW5. You will find streets such as Sun Road, Star Road and Field Road, all of which we cover. Close by, we survey roofs in West Kensington (1 mile east), Brook Green (1 mile north-west), Fulham (1 mile south), Hammersmith (1 mile west) and Brackenbury Village (1 mile north-west). Larger places within reach include London (5 miles east), City of Westminster (3 miles north-east), Marylebone (3 miles north-east), St Pancras (5 miles north-east), Shoreditch (6 miles north-east) and Walthamstow (10 miles north-east).

How a roof survey works in North End

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are loose ridge or hip tiles and loose chimney pots, on ridges, hips and valleys, the roof space and chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in North End with this kind of roof, the hidden gutter is one of the first things to check.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing of any kind
  • A promise that the roof will not leak in future
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Roofs we survey in North End

  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • The roof space
  • Flat roofs

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Gather any paperwork for past roof work
  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Watch for slipped slates after bad weather

We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

North End questions

How do I find out if my home in North End is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Kensington Olympia station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What affects the price in North End

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Roof area
  • Which survey package you book

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

Every survey is priced before it’s booked, so you know the cost up front. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Getting a price

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.
