How electronic leak detection works in East Sheen
A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself and locates the breach. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. Typical surveys look at leaks through a covered membrane and breaches around outlets and penetrations, across commercial flat roofs, roof terraces and balconies and single-ply roofs.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in East Sheen shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Local flat roofs in East Sheen
Chiswick House, about 1.3 miles north, is one of the historic houses in the wider area around East Sheen. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
The streets around a church such as All Saints' Church are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like Thomson House School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Mortlake station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

FAQs for East Sheen
Do you carry out roof surveys in East Sheen?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in East Sheen listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How long does electronic leak detection take?
It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
Does ELD include fixing the breach?
No. We test the membrane and report. The report shows where each breach is for your roofer to repair.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Keep a note of leaks after rain
- Stay off the flat roof unless needed
- Act on new leaks promptly
- Test new membranes before covering them
Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.
ELD before paving, ballast or planting goes on is worth considering. It is easier to find holes before more layers are added.
How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Preparing for the visit
- Leave side gates unlocked
- For a flat or shared roof, check access with the building owner or managing agent
- Have any paperwork from past roof work to hand
Arrange a survey
Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Related advice
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Why it is worth a survey now in East Sheen
Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. In East Sheen, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for the job before booking.
