Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

How a roof leak investigation works in East Sheen

Our roof leak investigations cover East Sheen and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or email us to arrange a visit. Typical surveys look at leaks below a flat extension roof and water coming in around a roof light or dormer, across chimney stacks, valleys and parapet gutters and slate and tile slopes.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in East Sheen as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Different roofs, different checks

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in, especially in driving rain.

What we are asked to look at in East Sheen

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Here are some of the things we see often:

  • Drips in the loft during heavy rain
  • Stains around a skylight
  • Drips from nail tips in a cold loft
  • Ceiling stains that grow after rain

If you own a rental within reach of Mortlake station, a clear finding on where water gets in helps you brief a roofer straight away.

What’s in a roof survey

Leaks and storm damage in East Sheen

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in East Sheen is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in. With Chiswick House about 1.3 miles north, East Sheen sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Shop and office owners around Putney Exchange may find that a leak can close part of a shop or office, so finding the cause quickly matters. Take an older house close to All Saints' Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Your questions about roof leak investigations in East Sheen

Will parking be an issue for a roof survey in East Sheen?

Parking in East Sheen, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does a conservation area affect roof work in East Sheen?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it finds a way through the ceiling. Following that route is what our investigation does.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. For a visit in East Sheen, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

What happens if roof problems are left?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That’s frequently what breaks the cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
