Flat roof survey in East Sheen: what you get
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey EPDM rubber, mastic asphalt and single-ply membranes, and common reasons people get in touch are cracked or split membrane and edge trims that have lifted or split.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In East Sheen, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in East Sheen can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- If the roof is shared, arrange access with whoever manages the building
- Leave a clear route to the loft

FAQs for East Sheen
Do you cover East Sheen?
Yes, East Sheen is one of the places we work. Every survey there gets the same written report with photographs.
Is my home in East Sheen listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Does the survey cover asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- A promise that the roof won’t leak in future
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Signs you need a flat roof survey in East Sheen
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Signs worth acting on include:
- Outlets that hold water back
- Raised blisters across the surface
- Ponding water that doesn’t drain away
- Failed seals around rooflight kerbs
If you look after a building such as Thomson House School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
What to check before booking
- Whether the price includes VAT
- How much experience they have with roofs like yours
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Have the roof looked at again after a severe storm
- Check ceilings under the roof for damp patches
- File the paperwork for the roof and any repairs
- Limit foot traffic on the covering
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
- Height and safe access
All our prices include VAT. Flat roof survey starts from £150, including VAT. You will know the price for your roof before booking.
What we need to know
Getting the details right at the start saves time. Please include:
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
- Anything about access we should know
To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
What a flat roof survey looks like in East Sheen
About 1.3 miles north lies Chiswick House, a reminder of how long the area around East Sheen has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own a rental within reach of Mortlake station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near All Saints' Church, flat-roofed rear additions and dormers added over the years are worth checking.
