Chimney Survey in Mortlake
We take a careful look at the chimney stack at your property in Mortlake, and put it all in a photo-illustrated written report.
- Eroded joints in the brickwork
- Loose, cracked or missing pots
- Damp on a chimney breast inside
About our chimney survey in Mortlake
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We are often asked to look into cracked or missing flaunching and bricks with flaking faces, on lead flashings, chimney breasts and chimney pots and cowls.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Mortlake are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Leave it or get it looked at?
A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose, and the work grows. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Mortlake questions
Do you survey roofs for landlords with property near Mortlake station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.
Is my home in Mortlake listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How much is a survey?
Chimney survey starts from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or drop us an email.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Does the report include photographs?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.
When to book a survey in Mortlake
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Typical things we are asked to look at include:
- Disused chimneys trapping moisture
- Bricks with flaking faces
- A chimney out of line
- Mortar washing out of the joints
Living close to Palewell Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Before booking anyone
- Whether the inside of the roof is included
- Are they insured for the work?
- How soon the report will arrive
- Whether any drone flown is registered with the CAA
Chimney surveys in Mortlake: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Mortlake is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Mortlake has a long history of building, with Chiswick House about 1.3 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to All Saints' Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Thomson House School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Mortlake is about 3 miles west of Fulham, in Greater London. In Mortlake, as across Greater London, every roof gets the same careful survey. Mortlake is one of the places in Greater London where we work. We also survey roofs in London.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Have brackets on the chimney checked
- Do not use a ladder to reach the stack yourself
- Keep the report to compare against at the next survey
- Look at the chimneys with binoculars after a storm
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What we need to know
Here’s what helps us most when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- Your postcode, so we can check access and travel
- What’s prompted the survey
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Check pets are kept safely away
- Tell us where we can park nearby
- Show us where any leaks or stains appear
