About our chimney survey in Strand-on-the-Green
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed frost-damaged brickwork on the stack and gaps where the stack meets the roof, we can find out what’s behind it.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Strand-on-the-Green are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens if roof problems are left?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

Your questions about chimney surveys in Strand-on-the-Green
Is parking a problem for a survey in Strand-on-the-Green?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Can a landlord with a rental near Chiswick station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Is Strand-on-the-Green in your area?
Yes. Our area covers London and South East England, Strand-on-the-Green included.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you inspect shared chimneys?
Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
- Gas safety checks, which need a Gas Safe registered engineer
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.
What we look at
- Chimney pots and cowls
- Chimney breasts
- Flaunching
- Brick chimney stacks
- Shared and party-wall stacks
- Lead flashings
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Local roofs in Strand-on-the-Green
Kew Palace, about 0.7 miles west, is one of the historic houses in the wider area around Strand-on-the-Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
Trees in and around Kew Green shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Landlords with a home close to Chiswick station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Strand-on-the-Green Infant and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How we price chimney surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Roof area
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.
What to let us know when you get in touch
Before you get in touch, it helps to have:
- The kind of building and roof involved
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- Anything about access we should know
A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller

Lead flashings
Mortar fillets are sometimes used where lead would usually be. They tend to crack, so we check them closely.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it is frequently a small job.
