Drone roof survey in Maida Vale: what you get

Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There is a 12-month follow-up as well. If a drone will not help on your roof, we will say so. You get a written report with the close-up photos from the flight. We survey flat roofs on upper floors, tall and steep roofs and valleys and parapet gutters, and the problems we’re asked to look at most are tired mortar and pots at the top of a stack and ponding and splits on a high flat roof.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Maida Vale, the address is checked against all of them, and permission is never taken for granted.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Landlord and commercial surveys in Maida Vale

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Surveys in Maida Vale can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Booking your survey

A little information up front helps. It’s useful to include:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch

We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or send us an email.

Maida Vale: your questions answered

Can you fly a drone over a roof in Maida Vale?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Maida Vale. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

Is my home in Maida Vale listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What does a roof survey cost?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What we are asked to look at in Maida Vale

From the pavement, most of a tall roof is out of sight. You cannot see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.

Most people get in touch when they’ve noticed one of these:

  • Cracked slates and tiles out of sight from below
  • Slates or tiles shifted by high winds
  • Lead work pulling away at abutments
  • Tired mortar and pots at the top of a stack

Historic houses such as Winfield House, about 1.1 miles east, show how far back building around Maida Vale goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself.

Choosing a roof surveyor

  • Will the report include photos?
  • What happens after the report arrives
  • Whether the roof space is looked at, where there is one
  • Which parts of the roof they’ll actually see

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Flights in strong wind or heavy rain
  • Flights in a restricted zone without permission

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Flat roofs on upper floors
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Large and complex roofs

Leave it or get it looked at?

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
