How a drone roof survey works in St John's Wood
Prices start from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. If a drone will not help on your roof, we will say so. You get a written report with the close-up photos from the flight. If you’ve noticed lead work pulling away at abutments and eroded pointing on a chimney stack, we can find out what’s behind it, on tall and steep roofs, chimney stacks and large and complex roofs alike.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What we’re asked to look at in St John's Wood
Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.
These are some of the problems a survey can pick up:
- Damage after a storm that cannot be seen from below
- Gaps where slates or tiles have gone
- Worn lead at chimneys and walls
- Ridge pieces that have lifted
For hotels and guest houses around St John's Wood, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.
Questions to ask before you book
- What’s outside the scope of the survey
- Whether the inside of the roof is included
- Whether VAT is in the quoted price
- Whether any drone flown is registered with the CAA
Airspace, weather and St John's Wood roofs
St John's Wood has a number of hotels within about a mile and a half. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once. About 0.6 miles south-east lies Winfield House, a reminder of how long the area around St John's Wood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like George Eliot Primary School, a view from above covers a wide roof far faster than walking it. The streets around a church such as Church of All Souls are frequently among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Shut pets inside while we fly
- Make sure the loft can be reached
- Share the postcode so we can check for restrictions
- Allow for a change of day in poor weather
The Premium Survey report comes the same day. Drone photographs are included where we could fly.
Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Take photos of any changes.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What happens on the day
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. For a visit in St John's Wood, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.
- You give us the address and let us know about the roof.
- Any flight restriction at the address is checked, with permission requested if required.
- On the day, we check the wind, weather and site before flying.
- We fly the sub-250g drone close to the roof and photograph each area.
- You receive a written report with the photos and our recommendations.
Preparing for the visit
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Tell us about any leaks, stains or damp patches you know of

What we can’t see
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Structural calculations (that is a structural engineer’s job)
- Anything inside the loft or under the coverings
- Flying in a flight restriction zone without the airport’s permission

St John's Wood questions
Can parking be tricky for a visit in St John's Wood?
Parking in St John's Wood, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Is my home in St John's Wood listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is St John's Wood in your area?
Yes. We cover St John's Wood and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or drop us an email.
