Common questions in St John's Wood

Can a landlord with a rental near South Hampstead station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.

Does a conservation area affect roof work in St John's Wood?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

About our gutter survey in St John's Wood

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at gutters full of debris and silt and overflowing eaves gutters, across eaves gutters, downpipes and outlets and hoppers.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. In St John's Wood, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. In St John's Wood, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What a gutter survey doesn’t cover

Before you book, it is worth knowing what a survey will not do:

  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls

What affects the price in St John's Wood

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Dates you are working to, such as exchange
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Gutter surveys in St John's Wood: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Winfield House, about 0.6 miles south-east, show how far back building in the area around St John's Wood goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Shop and office owners around O2 Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of South Hampstead station, the gap between tenancies is a good time to have the roof looked at. If you live near a park like Primrose Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
