Independent gutter surveys in Belsize Park

Gutter surveys for homes and businesses in Belsize Park

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey parapet and box gutters, valley gutters and eaves gutters, and the problems we’re asked to look at most are gutters packed with leaves or moss and soffits marked by water.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t.

How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, it usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Belsize Park runs like any other.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Keep pets in another room
  • Jot down any questions you want answered
  • Move anything stored under the loft hatch

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Advice

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gutters out of sight from each safe vantage point
  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roofs we survey in Belsize Park

  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters

Useful tips for Belsize Park property owners

There is plenty you can do without going near the roof. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Have gutters cleared at least once a year
  • Check for spilling water in a downpour
  • Watch for green marks down the brickwork

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.

Questions from Belsize Park

Is parking a problem for a survey in Belsize Park?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is my home in Belsize Park listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it is applicable.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you work in Belsize Park?

Yes. Belsize Park is part of the area we cover.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Why it’s worth a survey now in Belsize Park

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

Gutter surveys in Belsize Park: local notes

About 0.8 miles north lies Keats House, a reminder of how long the area around Belsize Park has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For businesses in and around places like O2 Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near South Hampstead station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Fine Arts College, a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
