Pre-purchase roof surveys in Belsize Park

Pre-purchase roof survey in Belsize Park

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you are worried about damp timbers or stains in the loft and blistered or split felt on a flat roof, we can find out what’s behind it, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Belsize Park could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What a pre-purchase roof survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys

Pre-purchase roof surveys around Belsize Park

Keats House, about 0.8 miles north, is one of the historic houses in the wider area around Belsize Park. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to South Hampstead station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like Belsize Park, it helps to know about controlled parking before the day, along with any off-street space.

What we look for on each type of roof

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Arrange the survey as soon as your offer is agreed
  • Ask when the roof was last worked on
  • Give your solicitor a copy of the report
  • Mention any deadline when you contact us

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a visit in Belsize Park, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Leave it or get it looked at?

Lots of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Why book with us

  • Clear package prices, including VAT
  • Drone flown under a CAA Flyer ID and Operator ID

What we are asked to look at in Belsize Park

Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Look out for signs like these:

  • Slates or tiles that have slipped or gone
  • Ponding, blisters or splits on a flat roof
  • Old water stains in the roof space
  • Chimney mortar that has eroded

Take an older house close to Church of St Mary the Virgin: the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before you book

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • What insurance they carry

Belsize Park questions

Will parking be an issue for a roof survey in Belsize Park?

Parking in Belsize Park, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Is drone flying allowed in Belsize Park?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Will you climb onto the roof?

Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
