Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Keats House, about 1.2 miles north-west, show how far back building in the area around Kentish Town goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of the Holy Trinity with St Barnabas: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Kentish Town is in London, so parking needs planning: let us know about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised. If you own a rental within reach of Kentish Town West station, a written report helps before buying a rental or paying for a new roof on one.

Pre-purchase roof survey in Kentish Town

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. Typical surveys look at chimney mortar that has eroded and roof slopes that look uneven or sagging, across the roof space, chimney stacks and lead flashings and valleys.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Kentish Town or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Useful tips for Kentish Town property owners

Over many surveys, some simple habits stand out:

  • Mention any deadline when you get in touch
  • Watch for stains or fresh paint on ceilings below the roof
  • Find out whether the roof has been replaced or patched
  • Check the lease for roof repair responsibilities

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

What affects the price in Kentish Town

To price your survey, we look at:

  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before you book.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of

Kentish Town: your questions answered

Can you fly a drone over a roof in Kentish Town?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Will parking be an issue for a roof survey in Kentish Town?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

What’s the best way to book?

Simply call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Do you cover Kentish Town for pre-purchase roof surveys?

Yes. We survey roofs across London and South East England, Kentish Town included.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
