Flat roof surveys near Kentish Town

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Surveys in Kentish Town can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a report with photographs and our recommendations.

Advice

Flat roof surveys for homes and businesses in Kentish Town

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’ve noticed failed seals around rooflight kerbs and upstands pulling away from walls, a survey will tell you what’s going on.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Kentish Town, the flat roof is often a shared part of the building.

Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey changes by roof type

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Never stand on rooflights or fragile sheeting
  • Note any new marks on ceilings beneath the roof
  • Book a survey every few years
  • Make sure new fixings through the roof are properly sealed

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Flat and commercial roofs around Kentish Town

Kentish Town has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Kentish Town is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you run a business near O2 Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. Keats House, about 1.2 miles north-west, is one of the historic houses in the wider area around Kentish Town. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

Kentish Town is about 2 miles east of Hampstead, in Greater London. Roofs in Kentish Town get the same thorough look as anywhere else in Greater London. Our Greater London coverage includes Kentish Town and the places around it.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • Thermal imaging and drone inspection where they help
  • More than 5,000 surveys completed
  • PI and public liability insurance
  • An independent view of the roof

See our cost guide or our case studies.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Kentish Town questions

How do I find out if my home in Kentish Town is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover commercial flat roofs around Kentish Town?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Common roof problems in Kentish Town

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Common reasons to book include:

  • Outlets that hold water back
  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs
  • Ponding water that doesn’t drain away

For landlords with property near Kentish Town West station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
