Your questions about electronic leak detection in Kentish Town

Is my home in Kentish Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you look at the flat roof of a hotel or office near Kentish Town?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you work in Kentish Town?

Yes. We survey roofs in Kentish Town and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or send us an email.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How electronic leak detection works in Kentish Town

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly and locates the breach. It’s testing only and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. Typical surveys look at leaks through a flat roof with no obvious cause and repairs that haven’t stopped the leak, on commercial flat roofs, green roofs and single-ply roofs.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Kentish Town, the roof above may belong to the building rather than one flat.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The extent of water in the insulation
  • Areas we cannot reach or that cannot be tested
  • Leaks from walls, copings or rooflights

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Commercial flat roofs
  • Green roofs
  • Liquid-applied waterproofing

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your survey before booking.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • What made you get in touch
  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a length of time set by the roof’s area and construction, which we set out in the quote. You are welcome to ask questions while we are there. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property
  • Keep pets out of the way during the survey

Booking a survey

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Flat and commercial roofs around Kentish Town

There are several hotels within about a mile and a half of Kentish Town, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. The wider area around Kentish Town has a long history of building, with Keats House about 1.2 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Holy Trinity and Saint Silas CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of the Holy Trinity with St Barnabas: the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Kentish Town West station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Leave it or get it looked at?

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

How the survey changes by roof type

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We look at this first.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing, which affects testing.
