Flat roof surveys around Chalk Farm
Chalk Farm has a number of hotels within about a mile and a half. If you look after one, a leak through a flat roof can put a room out of use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Chalk Farm is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church such as St Silas Church are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. With Winfield House about 1.1 miles south-west, the area around Chalk Farm has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
Chalk Farm is about 1 mile south-east of Hampstead, in Greater London. From houses to flats and shops in Chalk Farm, we can survey the roof on a weekday or at the weekend. Across Greater London, we cover Chalk Farm.

Flat roof surveys for homes and businesses in Chalk Farm
Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you are worried about loose or cracked edge trims and failed upstands where the roof meets a wall, we can find out what’s behind it, whatever the roof.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Chalk Farm shapes how it’s checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a flat roof survey in Chalk Farm?
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
We’re often asked to look at:
- Outlets choked with leaves and silt
- Damaged trims at the roof edge
- Leaks around rooflights
- Dips that suggest the deck is deflecting
If you run a business near O2 Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.
What to check before booking
- Whether VAT is in the quoted price
- What follow-up you get after the report
- How soon the report will arrive
- Whether the loft is part of the inspection
What we cannot see
To be straight with you, a roof survey has limits:
- Whether the deck or joists are strong enough
- Parts of the roof that are not safe to walk on or view
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

FAQs for Chalk Farm
Is my home in Chalk Farm listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you look at commercial flat roofs near Chalk Farm, such as hotels?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.
What happens next?
You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
How we price flat roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
- Roof area
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Pictures from the garden or a window, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, such as exchange
Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will explain which survey suits. The price is agreed up front.
How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Leave side gates unlocked
- Mention any parking restrictions on your street

Advice
For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which can make access easier.
Landlords and letting agents in Chalk Farm book surveys as well as homeowners. A report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.
Different roofs, different checks
Felt and built-up roofs
The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.
