Flat roof survey in Camden Town: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey upstands and outlets, EPDM rubber and mastic asphalt, and the problems we are asked to look at most are damaged trims at the roof edge and splits, cracks and crazing.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Camden Town, the roof above may belong to the building rather than one flat.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about one to two hours on an ordinary house, and more on a big or complicated roof. In Camden Town, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Leave a clear route to the loft
- Point out any leaks or damp patches
- If you’re buying, let the agent know when we are coming

Advice
Landlord and commercial surveys in Camden Town
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
What a flat roof survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the deck or joists are strong enough
- Hidden layers beneath the covering
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.
What we check
- Mastic asphalt
- Single-ply membranes
- GRP fibreglass
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Roof by roof
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
Your questions about flat roof surveys in Camden Town
How do I find out if my home in Camden Town is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you look at the flat roof of a hotel or office near Camden Town?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.
How much is a survey?
Prices start from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or drop us an email.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Flat roofs in Camden Town
With Winfield House about 1.2 miles south-west, Camden Town sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Camden Town has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
Shop and office owners around Brunswick Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. For landlords with property near Camden Road station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Our Lady Roman Catholic Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
