Roof leak investigations in Camden Town

Roof leak investigations for homes and businesses in Camden Town

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We’re frequently asked to look into wet patches high on an inside wall and brown rings on upstairs ceilings, on lead flashings, the roof space and rooflights and dormers.

In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Camden Town, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Stay off ladders and the roof
  • Take dated photos of the leak
  • Write down the wind direction and rain when it leaks
  • Let us know what has already been tried

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Leaks that only appear in weather we can’t recreate
  • Faults hidden behind ceilings or boarding
  • Plumbing leaks that look like roof leaks

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and doesn’t.

Camden Town roofs and the weather

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Camden Town has a long history of building, with Winfield House about 1.2 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St Michael's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For businesses in and around places such as Brunswick Centre, a quick answer on where water is coming in keeps a business running.

Signs you need a roof leak investigation in Camden Town

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Common reasons to book include:

  • Water that shows only in certain storms
  • Condensation that looks like a leak
  • Staining around the chimney inside
  • Leaks below a flat extension roof

Living close to Lewis Cubitt Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • What exactly goes into their report
  • Their track record with similar roofs
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Your questions about roof leak investigations in Camden Town

Is my home in Camden Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Camden Town?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Can you always find the source?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you find a leak when it is not raining?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Why does not the damp patch line up with the hole?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. That is why we trace the route rather than patching above the stain.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In Camden Town, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.
