How a roof survey works in N1C

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey natural slate, the roof space and clay and concrete tiles, and common reasons people get in touch are condensation or damp timbers in the loft and loose chimney pots.

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, and more on a big or complicated roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

There’s a railway station in Camden Town itself: Camden Road station. Other landmarks nearby include St Pancras Hospital (0.5 miles south-east) and Montfichet's Tower (2.5 miles south-east). Homes and roofs across N1C

Across N1C, we survey roofs for owners, landlords and agents, in Camden Town and well beyond. Every report comes with photographs and written recommendations.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in N1C. Where permission is needed, the flight waits for it.

Camden Town: If you own a rental within reach of Camden Road station, the gap between tenancies is a good time to have the roof looked at. Living close to Lewis Cubitt Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Tips that help

Here are a few things we’d tell any owner:

  • File the report with your home documents
  • Keep a record of damp patches and dates
  • Stay off ladders and the roof
  • Look for debris in the garden after high winds

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

How we price roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • What made you get in touch
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we will recommend the right survey. The price is agreed up front.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry.

Questions to ask before you book

  • Whether VAT is in the quoted price
  • What insurance they carry
  • What the report includes, and whether it has photos
  • What they won’t be able to tell you

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt

Why roofs fail

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.

A survey can pick up problems like:

  • Leaning or weathered chimney stacks
  • Debris building up in roof valleys
  • Cracked mortar along the ridge
  • Gaps in the roof where coverings have gone

N1C: your questions answered

Will the report say how many years my roof has left?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.

How long will you be at the property?

Allow about one to two hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
