What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Why us?

  • Surveys on weekdays and at weekends
  • We hold a CAA Flyer ID and Operator ID
  • More than 20 years surveying roofs

Flat roof survey in Belsize Park: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about failed upstands where the roof meets a wall and edge trims that have lifted or split, a survey will tell you what’s going on.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Belsize Park shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. In Belsize Park, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed

Advice

Local flat roofs in Belsize Park

With Keats House about 0.8 miles north, Belsize Park sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Belsize Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a shop, office or commercial unit, for example near O2 Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own a rental within reach of South Hampstead station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Belsize Park is about 1 mile south-east of Hampstead, in Greater London. Belsize Park is part of the area we cover across London and South East England. Across Greater London, we cover Belsize Park and the places around it.

Surveys in NW3, NW5 and NW1 are booked the same way as anywhere else. We cover properties on Eton Road, Lawn Road and Ornan Road. Neighbouring places we cover for flat roof surveys include Haverstock (1 mile north), Primrose Hill (1 mile south), South Hampstead (1 mile west), Swiss Cottage (1 mile west) and Chalk Farm (1 mile east). Larger places within reach include London (4 miles south-east), Kensington (4 miles south-west), Shoreditch (4 miles east), Walthamstow (7 miles north-east), Hoxton (3 miles east) and Whitechapel (4 miles south-east).

Local landmarks in Belsize Park

Typical jobs here are in homes near The Washington pub, Primrose Hill and St. Mary's Town and Country School. You’ll also find Cecil Sharp House (0.8 miles south-east) and St Paul's Church of England Primary School (less than half a mile south). For rail, the closest station is South Hampstead station, about 0.7 miles west of the centre. Nearby you’ll also find Wellington Hospital (0.9 miles south-west) and O2 Centre (0.8 miles west). Green spaces nearby include Adelaide Nature Reserve and The Long Water.

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Your questions about flat roof surveys in Belsize Park

How do I find out if my home in Belsize Park is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Belsize Park?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What we are asked to look at in Belsize Park

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

It’s worth booking a survey if you’ve seen:

  • Blocked or damaged outlets
  • Standing water left after rain
  • Leaks around rooflights
  • Gaps at upstands and abutments

If you look after a building such as Fine Arts College, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • How long they’ve been surveying roofs
  • Whether the loft space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey

What a roof survey includes

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
