Pre-purchase roof surveys for homes and businesses in Chalk Farm

A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey flat-roofed extensions and dormers, lead flashings and valleys and chimney stacks, and the problems we’re asked to look at most are blistered or split felt on a flat roof and old water stains in the roof space.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Chalk Farm, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Do you need a pre-purchase roof survey in Chalk Farm?

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.

A survey makes sense if you’ve noticed:

  • Cracked flaunching or crumbling chimney pointing
  • Gutters choked with leaves and moss
  • Standing water on a flat extension roof
  • Worn or lifted lead flashings

Controlled parking zones are common in London, so mention any permit rules for Chalk Farm, along with any off-street space.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA
  • Are they insured for the work?
  • Whether the loft is part of the inspection

What’s in a roof survey

What happens if roof problems are left?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Local roofs and buyers in Chalk Farm

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Kentish Town West station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If yours is one of the older homes in the streets near St Silas Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Your questions about pre-purchase roof surveys in Chalk Farm

Does a conservation area affect roof work in Chalk Farm?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can parking be tricky for a visit in Chalk Farm?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

How long will you be at the property?

It typically takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Ask for loft access on the day
  • For a flat, check who is responsible for the roof
  • Ask for any paperwork for recent roof work
  • Tell us your exchange date when booking

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room
