About our chimney survey in Chalk Farm

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. If you’re worried about a stack that appears to lean and flaunching that has broken away, we can find out what’s behind it, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Chalk Farm homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.1 miles south-west lies Winfield House, a reminder of how long the area around Chalk Farm has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for instance near O2 Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like Haverstock School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Kentish Town West station, the gap between tenancies is a good time to have the roof looked at.

What a chimney survey does not cover

A survey is a careful look at the chimney stack, but it can’t do everything. The main limits are:

  • Areas we cannot view from safe positions
  • Whether the flue is safe to use
  • Structural calculations for a leaning stack

If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and doesn’t.

Different roofs, different checks

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Surveys in Chalk Farm can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Advice

Common questions in Chalk Farm

Is my home in Chalk Farm listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Chalk Farm?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
