Haverstock homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 0.8 miles north lies Keats House, a reminder of how long the area around Haverstock has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Primrose Hill shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you let a flat or house near South Hampstead station, the gap between tenancies is a good time to have the roof looked at.

Chimney survey in Haverstock

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. Typical surveys look at mortar washing out of the joints and damp patches on chimney breasts, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Haverstock are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes an hour or two at a house, as part of a look at the roof around the stack. Surveys in Haverstock can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Why act early in Haverstock

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before you book.

Useful tips for Haverstock property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Check unused flues are capped with ventilation
  • Don’t use a ladder to reach the stack yourself
  • Find out whether changes to a stack need permission
  • Have the flue swept and checked if you use the fire

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

There is no need for technical words. It is enough to tell us:

  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • The kind of building and roof involved
  • What’s prompted the survey

When you are ready to go ahead, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Questions from Haverstock

I let a flat near South Hampstead station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Haverstock listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

What we look for on each type of roof

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.
