How a roof leak investigation works in Haverstock

The aim is to find where the water is getting in and explain it. You get a written report with photographs showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We survey chimney stacks, valleys and parapet gutters and the roof space, and people most often book us about water through the ceiling under a flat roof and leaks at a dormer or roof window.

Water getting into a London home often comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Haverstock, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What affects the cost of roof leak investigations

Prices vary from roof to roof, and it comes down to:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • How big the roof is

To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Landlord and commercial surveys in Haverstock

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Haverstock: your questions answered

Do you carry out roof surveys in Haverstock?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Haverstock?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it frequently runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Will you definitely find the leak?

We cannot promise it. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Leaks and storm damage in Haverstock

About 0.8 miles north lies Keats House, a reminder of how long the area around Haverstock has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Haverstock is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the roof type helps narrow down where water may be getting in.

Trees in and around Primrose Hill shed leaves that can end up in nearby gutters. Landlords with a home close to South Hampstead station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Do you need a roof leak investigation in Haverstock?

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

A survey can pick up problems such as:

  • Brown rings on upstairs ceilings
  • Drips in the loft during heavy rain
  • A leak that comes and goes with the weather
  • Damp walls below an overflowing gutter

If you run a business near O2 Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

Before booking anyone

  • What the report includes, and whether it has photographs
  • What the survey will not cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?

What to expect from a roof survey

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Check pets are kept safely away
  • If you are buying, check with the agent that we can get in
  • Gather any invoices or paperwork from past roof work

Why act early in Haverstock

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Finding the leak comes first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Why book with us

  • Drones and thermal imaging where it applies
  • Visits on any day of the week
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Professional indemnity and public liability insurance
