How a gutter survey works in Haverstock
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey valley gutters, downpipes and outlets and hoppers, and common reasons people get in touch are hoppers and outlets full of debris and rotten fascias or stained soffits.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Haverstock has one, it needs checking from somewhere that can actually see it.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we look for on each type of roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what isn’t.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
When you need someone else
It helps to know what a survey will not do before booking:
- Gutters out of sight from every safe viewpoint
- Pipes below ground level
- Rot or damp concealed behind fascias or inside walls

Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What else we do in Haverstock
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Haverstock runs like any other.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
How to prepare
- Point out any leaks or damp patches
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch

Haverstock: your questions answered
Can a landlord with a rental near South Hampstead station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.
How do I find out if my home in Haverstock is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
How much is a gutter survey?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.

Roofs, chimneys and gutters in Haverstock
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.8 miles north lies Keats House, a reminder of how long the area around Haverstock has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Homes near green spaces such as Primrose Hill can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Anyone responsible for a site like Fine Arts College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.
