Gutter survey in Kentish Town: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are rotten fascias or stained soffits and leaves and moss blocking gutters, on downpipes, eaves gutters and fascias and soffits.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How we price gutter surveys
Several things affect the price of a survey:
- House, block, shop or office
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any deadline, such as an exchange date
- Where any leaks, stains or damp patches show inside
- What made you get in touch
- The style of property, from a terrace to a block
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or drop us an email.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most houses, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Kentish Town we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached
Booking a survey
Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

What happens if roof problems are left?
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
What you get with us

Do you need a gutter survey in Kentish Town?
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
We are often asked to look at:
- Overflowing valley or parapet gutters
- Gutters full of debris and silt
- Leaks at the gutter joints
- Soffits marked by water
If you let a flat or house near Kentish Town West station, the gap between tenancies is a good time to have the roof looked at.
Questions to ask before booking
- Their drone registration, if they fly one
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
- Whether they hold professional indemnity and public liability insurance
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Leave gutter checks at height to someone equipped for it
- Check for spilling water in a downpour
- Keep climbers away from the eaves
- Look for green streaks or damp patches on walls
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Kentish Town questions
Do you survey roofs for landlords with property near Kentish Town West station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.
Does a conservation area affect roof work in Kentish Town?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Will you look at parapet and box gutters as well?
Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Local roofs in Kentish Town
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Keats House, about 1.2 miles north-west, is one of the historic houses in the wider area around Kentish Town. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like Church of the Holy Trinity with St Barnabas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Shop and office owners around O2 Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
