Common questions in Gospel Oak

Can a landlord with a rental near Gospel Oak station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.

Will parking be an issue for a roof survey in Gospel Oak?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

About our gutter survey in Gospel Oak

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed leaking or loose downpipes and water backing up from a hidden gutter, we can find out what’s behind it, on outlets and hoppers, eaves gutters and valley gutters alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

We keep jargon out of it: where something needs attention, it says so plainly.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length
  • Hidden sections we can’t view safely

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Gospel Oak

About 0.9 miles west lies Keats House, a reminder of how long the area around Gospel Oak has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Gospel Oak station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Highgate Road Chapel are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Do you need a gutter survey in Gospel Oak?

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

A survey makes sense if you’ve noticed:

  • Soffits marked by water
  • Sagging gutters and loose brackets
  • Overflowing eaves gutters
  • Water backing up from a hidden gutter

If you live near a park like Parliament Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Whether the price includes VAT
  • Are they insured for the work?
  • How long the report takes to arrive
  • What the report includes, and whether it has photographs

What a good roof survey covers

Landlords, agents and block managers in Gospel Oak

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours on an ordinary house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Gospel Oak we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain
  • Check from the ground or a window, not a ladder
  • Make sure downpipe clips are holding

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
