Gutter survey in Dartmouth Park
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at fascia boards damaged by overflowing water and hoppers and outlets full of debris, on eaves gutters, parapet and box gutters and outlets and hoppers.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Dartmouth Park with this kind of roof, the hidden gutter is one of the first things to check.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Different roofs, different checks
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Dartmouth Park questions
Can a landlord with a rental near Gospel Oak station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will parking be an issue for a roof survey in Dartmouth Park?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
What’s in the report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
What this survey cannot tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
- Blockages deep inside downpipes
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

How it works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Dartmouth Park can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Roofs, chimneys and gutters in Dartmouth Park
Historic houses such as Witanhurst, about 0.8 miles north-west, show how far back building in the area around Dartmouth Park goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Whittington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Gospel Oak station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Do you need a gutter survey in Dartmouth Park?
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Look out for signs like these:
- Water spilling over the gutter edge
- Brackets that have dropped or snapped
- Soffits marked by water
- Hoppers and outlets full of debris
Take a building like Acland Burghley School: large buildings have long gutter runs and big roofs that need checking like any other.
