Gutter survey in Highgate, Greater London
Not sure what state the gutter is in? We carry out gutter surveys in Highgate and across Greater London.
- Soffits marked by water
- Valley or box gutters that overflow inside
- Hoppers and outlets full of debris
What we are asked to look at in Highgate
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.
Problems we come across often include:
- Joints that drip after rain
- Water spilling over the gutter edge
- Fascia boards damaged by overflowing water
- Valley or box gutters that overflow inside
Living close to Whittington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Questions to ask before you book
- Will the report include photos?
- Which viewpoints they use to see the roof
- What the survey won’t cover
- Is there a chance to talk the report through?
How a gutter survey works in Highgate
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are hoppers and outlets full of debris and joints that drip after rain.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so in Highgate we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street

Advice
Highgate: your questions answered
I let a flat near Upper Holloway station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Highgate listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or email us.
Could my damp wall be caused by the gutters?
Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Useful tips for Highgate property owners
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check from the ground or a window, not a ladder
- Make sure downpipe clips are holding
- Get the gutters cleaned out every year
- Look for new stains on ceilings below valleys after rain
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Local roofs in Highgate
The wider area around Highgate has a long history of building, with Witanhurst about 0.4 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For landlords with property near Upper Holloway station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Highgate United Reformed Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens if roof problems are left?
A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from ground level. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

What we look for on each type of roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
