Gutter survey in Crouch End, Greater London
Gutter surveys across Crouch End, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Valley or box gutters that overflow inside
- Leaves and moss blocking gutters
- Downpipes that are split or coming away
About our gutter survey in Crouch End
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into valley or box gutters that overflow inside and dripping or leaking gutter joints, on eaves gutters, parapet and box gutters and outlets and hoppers.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Crouch End. To discuss a property or a block, ring 07833 053749 or email us.
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos.
How we price gutter surveys
Several things affect the price of a survey:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Booking your survey
You do not need to know any roofing terms. Just tell us:
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
Once you know what you need, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of a downpipe along its whole length
- Pipes below ground level
- What’s behind fascias and inside walls
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Questions from Crouch End
I let a flat near Crouch Hill station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details.
Can parking be tricky for a visit in Crouch End?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you cover Crouch End?
Yes. We cover Crouch End and the rest of Greater London. To book, phone 07833 053749 or drop us an email.
Do you look in the loft space?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
What’s the best way to book?
The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on any day of the week.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In Crouch End, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Leave side gates unlocked
- Clear the way to the loft hatch
- For a flat or shared roof, check access with the building owner or managing agent
How to book
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Gutter surveys in Crouch End: local notes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Crouch End is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Witanhurst, about 1.5 miles south-west, show how far back building in the area around Crouch End goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Trees in and around Priory Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Crouch Hill station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Rokesly Infant & Nursery School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys
There is plenty you can do without going near the roof. Here’s what helps most:
- Have overhanging branches cut back
- Don’t leave hidden gutters out of a clear-out
- Get the gutters cleaned out every year
- Watch the gutters during heavy rain
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.
