Independent gutter surveys in Finsbury Park

Gutter surveys for homes and businesses in Finsbury Park

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’re worried about water spilling over the gutter edge and leaks at the gutter joints, a survey will tell you what’s going on.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Finsbury Park are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

How we price gutter surveys

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • How big the roof is
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

If you can, have these to hand when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window

We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or use the contact form.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.

Local roofs in Finsbury Park

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Finsbury Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Witanhurst, about 2.1 miles west, is one of the historic houses in the wider area around Finsbury Park. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Living close to Stationers Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Finsbury Park is about 1 mile north of Highbury, in Greater London. We carry out gutter surveys in Finsbury Park for houses, flats, blocks and commercial buildings. Our area takes in places right across Greater London, large and small.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Finsbury Park questions

Can a landlord with a rental near Finsbury Park station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can parking be tricky for a visit in Finsbury Park?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. In Finsbury Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Let us know about parking before the day
  • Point out any leaks or damp patches

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or send us an email.

Related advice

Do you need a gutter survey in Finsbury Park?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

We’re frequently asked to look at:

  • Gutters packed with leaves or moss
  • Water backing up from a hidden gutter
  • Brackets that have dropped or snapped
  • Choked outlets or hopper heads

If you look after a building such as Stroud Green Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?

What a good roof survey covers

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
