Thermal roof surveys in Finsbury Park

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Thermal roof surveys for homes and businesses in Finsbury Park

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or send us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey loft conversions, flat roofs and ceilings below the roof, and people most frequently book us about patches of heat loss across the roof and damp patches with no obvious cause.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Finsbury Park as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Finsbury Park questions

Can parking be tricky for a visit in Finsbury Park?

Parking in Finsbury Park, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Are there drone restrictions around Finsbury Park?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

What does the report include?

A written report with photographs, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What this survey cannot tell you

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Airspace, weather and Finsbury Park roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 2.1 miles west lies Witanhurst, a reminder of how long the area around Finsbury Park has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for instance near The Mall Wood Green, thermal images can show trapped moisture across a wide commercial roof. For a London address like Finsbury Park, it helps to know about controlled parking before the day, along with any off-street space.

Finsbury Park is about 1 mile north of Highbury, in Greater London. We carry out thermal roof surveys for homeowners, landlords and businesses in Finsbury Park and the surrounding area. Finsbury Park is one of the towns and villages in Greater London where we work.

Why get it checked now?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In Finsbury Park, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Why us?

  • Independent findings on the roof’s condition
  • Drone flown under a CAA Flyer ID and Operator ID
  • Over 5,000 surveys carried out
  • A photo-illustrated written report

What we do, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take between one and two hours for a house, and about three to four hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Finsbury Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

Signs you need a thermal roof survey in Finsbury Park

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

Most people get in touch when they’ve noticed one of these:

  • Damp that repairs haven’t cured
  • Wet insulation beneath the membrane
  • Ceilings that feel colder in places
  • Water that travels before it shows

For site and facilities teams at buildings such as Stroud Green Primary School, big roofs are where aerial photos and thermal images show the most at once.

Before you book anyone

  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA
  • How they plan to inspect the roof safely

What’s in a roof survey

What we look for on each type of roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.
