What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. We’ll confirm the figure before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How a thermal roof survey works in Holloway

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. If you are worried about damp around roof outlets and upstands and heat escaping through the roof, we can find out what’s behind it, whatever the roof.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Holloway is checked before any drone flight, and permission is never taken for granted.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • Keep pets out of the way during the survey

Getting a price

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Why it is worth a survey now in Holloway

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Drones, thermal imaging and Holloway roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Holloway is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Witanhurst, about 1.7 miles north-west, is one of the historic houses in the wider area around Holloway. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you run a business near Brunswick Centre, a commercial roof can be photographed from above without anyone walking on it. As a London address, Holloway can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

Holloway is about 2 miles north-west of Hoxton, in Greater London. Bookings from Holloway are handled just like any other: a call or an email, a price, then a date. Holloway is one of the places in Greater London where we work for thermal roof surveys.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Leave the roof to people with safe access
  • Keep the heating on as usual before a heat loss survey
  • Remember the conditions on the day affect the results
  • Keep the report to compare against after any repair

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Holloway: your questions answered

Is my home in Holloway listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you fly a drone over a roof in Holloway?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.
