Before and after the survey

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Check your stacks from the ground after strong winds
  • Find out whether changes to a stack need permission
  • Do not use a ladder to reach the stack yourself
  • Use the report as a baseline for future checks

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Chimney survey in Swiss Cottage: what you get

A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We’re often asked to look into lifted or split lead flashings and pots or cowls that look unsafe, on chimney pots and cowls, flaunching and shared and party-wall stacks.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Swiss Cottage, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Do you need a chimney survey in Swiss Cottage?

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Signs worth acting on include:

  • Bricks with flaking faces
  • Damp on a chimney breast inside
  • Mortar washing out of the joints
  • Disused chimneys trapping moisture

Take a building like The UCL Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price
  • What the survey won’t cover

What to expect from a roof survey

Roofs, chimneys and gutters in Swiss Cottage

Historic houses such as Winfield House, about 0.9 miles south-east, show how far back building in the area around Swiss Cottage goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near South Hampstead station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of All Souls: its chimney, valleys and lead work are likely to be the parts that need attention first.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Shared and party-wall stacks

What a survey costs

We confirm the exact price before you book. This is what makes a difference:

  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Here’s what helps us most when you get in touch:

  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

Why act early in Swiss Cottage

If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

What you get with us

  • Over 20 years’ experience
  • Drones and thermal imaging where applicable
  • Photographs and a written report every time
  • Clear package prices, inc. VAT

FAQs for Swiss Cottage

Is parking a problem for a survey in Swiss Cottage?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you survey roofs for landlords with property near South Hampstead station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. From the street, a London terrace usually shows only its front slope or parapet, so in Swiss Cottage we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Find any records of previous roof work
  • If you’re buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it’s shared
